Construction has been underway for the last couple of months on new additions to our tennis facility next to Lakeside Park in downtown Celebration. Currently we have 1 double court and 1 single court, but they were often full when residents wanted to play or take lessons. So they decided to add another double court and resurface the old ones. This will allow the lessons to take place on the single court and leave the 2 double courts open for residents to use whenever they want.

The newly renovated courts will be ready for use some time in June. I will add a firm date as it become available.

Great Budget Updates For Sellers

One of the best ways you can determine what may need to be done to spruce up your home to ready it for the market is to visit other open houses in your neighborhood. You can also talk to your Realtor if you have already engaged the services of one. Lastly, if you have had any new neighbors move in, ask them what drew them to the house they purchased.

People often think that updating their homes is going to cost them a fortune, but with some low costs tweaks and elbow grease, you can make a big impact. First of all, buyers love an open floor plans and lots of space, so DECLUTTER! That also means getting rid of (or putting into storage) some of the extra furniture you may have. Since you’re planning to move, get a jumpstart on cleaning out. By removing excess clutter and small pieces of furniture, your rooms will appear larger. Next paint the inside of the house. Don’t use all the same color, because that can be really dull. Use a few muted tones, like soft greens or latte colors. They will have a calming effect and make everything appear fresh and new. If you have hardwood floors under old carpet, rip it out and have a pro re-sand it for you. This is a huge upgrade in buyers’ eyes. If you have don’t have this option, replace your current carpet with new and purchase a high grade pad when you do it. The cushy feel when you walk on it gives a high end vibe to prospective sellers. You will also want to clean up your front yard and entry. Trim all of the bushes and power wash the front walk and porch. Then place some nice potted plants near the front door. A welcoming feel will go a long way to getting you the most people through the door as possible, and the more people that see the home, the more likely you are to sell it! Lastly, light is a huge factor for most people when purchasing a home. So if you have heavy drapes, remove them and put up plain white panels that allow plenty of light through. Also trim back any trees or shrubs that are blocking sunlight from getting in through the windows, and make sure that you have replaced an burnt out lightbulbs in the lamps and overhead lights.

If you put the time into these few updates, you will surely see results. Being proactive before putting your home on the market means that you will avoid making the wrong first impression.
